Job Description:
IFF is a regional nonprofit corporation that is designated as a Community
Development Financial Institution by the U.S. Department of the Treasury.
IFF has three business units: below-market lending to nonprofit
corporations, real estate consulting and development for nonprofit
corporations, and research related to the nonprofit sector. IFF was created
by Chicago foundations in 1988 and has total assets of more than $100
million. IFF has a staff of 36 with offices in Chicago and Peoria, serving
Illinois, Missouri, Iowa, Wisconsin and Indiana.
 
Background
 
This position is designed to provide broad assistance to the Director to
achieve program goals for all nonprofit school development lending, real
estate and consulting services including development and implementation of
IFFs Charter School Capital Program (CSCP) and school selection evaluation
services. The School Services Associate is expected to have a thorough
understanding of charter schools, initiative goals and programs and a
working knowledge of IFF. The Associate, in cooperation with the Director,
develops and maintains IFFs relationships with local and national charter
school constituents and maintains visibility, high level of customer service
and relationships to promote the IFF. Associate will work with loan and real
estate staff assigned to implement related work and for reporting on program
impact.
 
Position Responsibilities
 
 Assists Director with implementation and outreach for IFFs Charter School
Capital Program continuum of school financing activities with borrowers,
clients, bank partners and investment banking underwriters. Supports
processes to set and meet financing goals including, loan origination and
sales, underwriting, analysis, packaging and pooling bond financing,
facilitating with the Closing and Escrow Services Unit loan closings and
loan monitoring in conjunction with Loan Portfolio Manager.
 
 Supports Director in managing IFF services with Chicago Public Schools,
which include new school evaluation, maintenance and monitoring of relations
regarding existing CPS school borrowers, related consulting activities,
workshop training, applicant technical assistance, and other duties as
needed.
 
 Collaborates with staff assigned to school lending and consulting
activities, and participates in the implementation of components of various
charter school projects, ensuring that project goals and milestones are
being met.
 
 Organizes meetings, provides logistical support, recruitment and follow up
with schools and pertinent external audiences. Represents IFF at meetings,
presentations and events as requested by supervisor.
 
 Supports the Loan Program Database through data entry, and all aspects of
loan reporting, impact, and performance. Provides assistance to the
Director and Resource Development on funding proposals and reporting related
to school development.
 
 Researches, gathers information and data, and coordinates with Director to
keep up to date and informed of pertinent policy matters and interact with
leaders in the field.
 
 Maintains required job knowledge and skills and core professional
competencies. Attends and participates in required educational programs and
staff meetings.
 
 Performs other duties as assigned.
 
Position Qualifications
 
Experience: Minimum of three years financial analysis experience,
preferably with nonprofit corporations, charter schools or real estate
products and services.
 
Education: Bachelors Degree. Emphasis on business, community development,
accounting or finance or real estate.
 
Special Knowledge & Skills: Familiarity with charter school operations,
finance or facilities issues; good interpersonal skills; team player; high
level written and oral communication and presentation skills, proficient
computer software user, including spreadsheets and databases.
 
Other Requirements: Occasional evening and weekend work, travel throughout
Midwest and nationally; able to inspect active construction project sites.
